HVAC Blower Maintenance

HVAC Blower Maintenance

A variety of things can impact the sequence of operation and cause an HVAC system to malfunction. This reduces overall performance and leads to unsafe conditions. To increase the lifespan of a system, homeowners must take steps and focus on the following key areas:

Key Factors to Consider:

Dirty blower motor, wheel, and housing
This can cause the motor to overheat and short out. An unbalanced blower wheel can result in wheel or housing damage, loud noise, shortened life span, and can short the capacitors and wires.

Dirty or missing filter
Several problems can occur when the motor is dirty or missing a filter. Dirt, dust, and debris clog up the furnace's blower wheel and housing, as well as the evaporator coil. Both can cause weak or diminished air flow and allow dirt to pass through the ductwork into the home. It can also shorten the life span of furnace and equipment.

Dirty gas burners
Dirty gas burners can cause uneven flame distribution, inconsistent gas flow and pressures, and rust out the heat exchanger. This is turn will cause corrosion, overheating, and shut the motor off. Over time, this can become a high-risk situation.

Rusted or corroded heat exchanger
When this occurs, it can weaken the state of firebox and heat exchanger with potential for cracks. Once the heat exchanger has the slightest crack, carbon monoxide can leak into the home leaving no other option but replacement of the furnace.

Rusted or corroded flue pipe
When this is present, corrosion can spread and leave holes in the metal. This can lead to carbon monoxide leaks preventing the exhaust from venting home properly and trigger the CO detectors/alarms. This can create a life-threatening situation for the residents of the property.

Dirty evaporator coil
Dirty coils can lead to weak air flow, lack of cooling, higher electric bills, and over pressurize the refrigerant system. This shortens the life span on the drain pan because it’ll rust it out resulting in water leaks and home damage.
